Bristol's terraced streets frequently run a valley gutter between neighbouring roofs. When the lining fails or the outlet blocks, water discharges inside the building line rather than into a gutter, and because the fault often sits over a boundary, it gets left while both sides wait for the other. We identify exactly where the failure is so the conversation with a neighbour is based on evidence.

Rear extension flat roofs

Almost every Victorian and Edwardian terrace here has a rear extension with a low-pitch roof. These fail at the upstand where they meet the main house, at the drip edge, and at the outlet. Coating the middle of the roof does nothing for any of those, which is why so many have been re-coated repeatedly and still leak.

Concrete tiles on post-war housing

Estate housing from the 1950s onwards is largely concrete interlocking tile. These lose their surface layer over time, becoming porous and rough, which speeds up frost damage and gives moss an ideal foothold. Combined with mortar-bedded ridges and verges that have reached the end of their life, it makes for a predictable set of jobs.
