Overview
What a Full Re-Roof Includes
A re-roof is a strip and rebuild of the roof covering. The old slates or tiles come off, the perished felt and tired battens come out, and the roof is re-felted with modern breathable membrane, re-battened to the correct gauge and re-covered with new or reclaimed covering. Ridges, hips, verges and abutments are all detailed as part of the job rather than left as extras.
Despite our name, we are not a repairs-only firm. Roughly half the work we do is full roof replacement, and the decision to re-roof usually comes after a homeowner has already spent real money on repeated patch repairs across three or four winters.
Every re-roof is quoted as a fixed price, not a day rate. That price includes access, strip, disposal, materials, labour and the detailing. You know the total before a single slate is lifted.

What happens if it is left
The Cost of Waiting Another Winter
A roof at the end of its life fails in a pattern: one leak this winter, a different one next winter, then two in the same season. Each individual repair looks reasonable in isolation. Added together across four or five years they frequently cost more than the re-roof that would have ended the problem, and you still have an old roof at the end of it.
Meanwhile the damage compounds where you cannot see it. Perished felt no longer catches wind-driven rain, so water reaches battens and rafters directly. Damp battens lose their grip on nails, which drops more slates, which lets in more water. Insulation gets wet and stops working, so heating costs rise quietly.
There is also the point at which the job changes character. Strip a roof with sound timber and it is a covering job. Strip one where rafter feet and wall plate have been wet for years and you are into structural carpentry, which costs more and takes longer. Timing a re-roof before that point is the single biggest saving available.
Common mistakes we are called in to undo
- Spending repeatedly on repairs to a covering that is uniformly worn out
- Choosing a covering that is wrong for the pitch or exposure of the roof
- Re-covering over old felt and battens to save a day's labour
- Accepting a quote where scaffolding, disposal or ridge work is priced separately later
- Leaving dry rot or wet rot in rafter ends untreated because it was 'not in the quote'
Our process
How the Job Runs, Start to Finish
The same sequence on every job, so you always know what happens next and what it costs before it happens.
-
Step 1
Inspection and survey
We assess the covering, felt, battens, timber condition, pitch, exposure and access, and check the loft side where possible.
-
Step 2
Specification and fixed price
You get a written fixed price setting out the covering, membrane, battens, access, disposal and detailing so nothing is ambiguous.
-
Step 3
Access and strip
Access is set up, the roof is stripped in sections, and waste is contained and removed rather than left to accumulate on your drive.
-
Step 4
Re-felt, re-batten, re-cover
Breathable membrane laid with correct laps, battens fixed to the right gauge, covering laid and fixed to suit pitch and exposure.
-
Step 5
Detailing and handover
Ridges, hips, verges, valleys and abutments completed, gutters cleared, site left clean, and the finished roof walked through with you.
What you get
Why This Work Is Worth Doing Properly
Decades, not seasons
New membrane, battens and fixings mean the whole system is renewed, not just the visible layer.
One fixed figure
Access, strip, disposal, materials and detailing are all inside the written price agreed up front.
Warm, dry loft
A sound covering and intact membrane keep insulation dry, so it keeps doing the job you paid for.
Better kerb appeal
A correctly laid, consistent roof lifts the whole elevation, noticeable on terraces where roofs are seen side by side.
No repair merry-go-round
The recurring winter phone call and the running repair bill both stop.
Owner on site
Luke runs the job on the roof, so specification and execution are the same person's responsibility.
In detail
Re-roofs / re-tiling: Materials, Methods and Variations
The specifics that decide whether the work lasts, written out so you can judge any quote you receive, including ours.
Covering Options and When Each Suits
The right covering depends on pitch, exposure, the character of the property and the surrounding roofscape. Natural slate suits the Georgian and Victorian roofs across Bath and holds its appearance for decades. Clay plain tiles suit steeper pitches and older properties. Concrete interlocking tiles are cost-effective and quick to lay on post-war housing. Fibre cement slate is a lighter, lower-cost alternative where natural slate is not viable.
- Natural slate, long life, traditional appearance, suits period roofs
- Clay plain and pantile, warm colour, well suited to steeper pitches
- Concrete interlocking tile, efficient and economical on modern roof shapes
- Fibre cement slate, lighter weight where structure or budget rules out natural slate
- Reclaimed materials, used where matching an existing elevation matters
Membrane, Battens and Fixings
The parts of a re-roof you never see decide how long it lasts. Breathable membrane replaces old bitumen felt and allows moisture out of the roof space while stopping wind-driven rain getting in. Battens must be graded, correctly sized and fixed at the right gauge for the covering, because gauge controls headlap and headlap controls whether the roof leaks in driving rain.
Fixing specification matters too. Exposure across the valley and on higher ground around Bath means clips, additional nailing and mechanically fixed ridge and verge systems earn their place. We specify fixings for the actual exposure of your roof rather than the minimum.
Timber, Ventilation and Insulation
With the covering off, the roof structure is visible for the first time in decades. We check rafters, battens, wall plate and rafter feet, and report anything that needs attention before the new covering goes on, with a price for it, not a surprise on the invoice.
Ventilation is part of the specification. A sealed, unventilated roof space traps moisture and rots the structure it was meant to protect, so eaves, ridge or tile vents are included where the build-up requires them.
The Properties We Re-Roof
Our re-roofing is domestic: terraces, semis, detached houses, extensions and outbuildings, with slate, concrete and clay tile coverings. Traditional and heritage materials common across Bath and the surrounding area are part of that everyday work.
Terraced work brings its own constraints: shared party walls, neighbouring gutters, restricted street access and pavement licensing. These are all assessed at the inspection so the timescale we give you is realistic.
Questions
Cost, Timescales and Guarantees
The questions we are asked most often, answered straight.
How much does a re-roof in Bath cost?
It varies with roof size, pitch, covering, access and the condition of the timber underneath. We inspect first, then give one fixed written price covering everything, so there is no drift once the job starts.
How long does a re-roof take?
It depends on the size and pitch of the roof and the weather. We give a realistic timescale with the written quote rather than an optimistic one, and tell you promptly if weather moves it.
Do you handle scaffolding?
Access requirements are assessed at the inspection and included in your quote so there are no surprise costs later.
Can I stay in the house during the work?
Yes, in almost all cases. There is noise during the strip and the covering is never left open overnight without protection.
What happens if you find rotten timber?
We show you, explain what it affects and price the remedial work before carrying it out. It is never done silently and added to the bill.
Can you match my neighbours' roof?
Usually. On terraces we match covering type, size and colour as closely as available materials allow, using reclaimed material where that gives the better match.
How long will a new roof last?
It depends on covering: natural slate laid well on sound timber is a multi-decade covering, and modern membranes and battens are specified to match. We will tell you the expected life of the specification we quote.
Do you remove the old roof waste?
Yes. Strip, containment and disposal are included in the fixed price, and the site is cleared at the end of the job.
Do you re-roof properties outside Bath?
Yes, Bristol, Keynsham, Saltford, Bradford-on-Avon, Trowbridge, Frome, Radstock and Midsomer Norton are all within our regular working area.
